Lorraine was the miracle I needed! I had a major life change and was very unsure of my future. I was so scared but put my chin up and decided that now was the time for me to make a life for myself. A home was going to be my starting point. I called Loraine and just days later she was ready to meet me with a whole handful of properties that she thought would be great for my wants and needs. When we received word that my employer was seeking to relocate me to Calgary you can imagine the stress involved in not only moving, but moving to a new City that was unfamiliar to my family. Transferring from Toronto to Calgary posed many challenges beyond finding a home for our family, but also understanding the characteristics of Calgary’s communities, school system and the commute to my new office in downtown Calgary.
Lorraine Beale did an awesome job in not only finding us a beautiful home, but introducing us to Calgary and the various communities that make up the city. This was my first house and Lorraine was excellent at addressing my needs and concerns. She took my rambling description of what I wanted and found me all of it and more! She fought to get me the best place and deal (including against me when I told her I wanted to live in a certain neighbourhood). She was always accessible to answer my questions (including while in Mexico) and is an incredibly hard worker (she dealt with my closing papers while at a hockey game). This fall, I was relocated from Regina to Calgary on a very tight timeline and needed someone who I could trust. Lorraine was recommended by a friend in Calgary and I was not disappointed. I know we had high demands as we knew what we wanted in a house and what price point we had. Weeks prior to our two day house hunting trip, after consultation with Lorraine, she sent listings to narrow our area of focus. By the time we arrived Friday morning we had six listings and a game plan. When showing the house Lorraine commented that she won’t sell anything she wouldn’t buy herself and that was reassuring. It showed in her attention to details about the properties and areas we were interested in and if by chance we stumped her she researched the issue and gave us a thorough analysis. We comparison shopped and when they all were compared to one Lorraine asked us, “can you imagine yourself living anywhere else” and we both said no – then there was no point in seriously looking at anything further and by 1:00pm we had drawn up an offer. Not only did we get our minimum demands but over and above all our expectations.
The negotiation for the final offer was difficult, I am not much of a negotiator but we were in safe hands with Lorraine. I never felt like she would have given up on what we wanted. She fought for us and in the end the other realtor didn’t stand a chance! We walked away after the signing knowing we got the best deal out of the situation and it was exactly as she had predicted.
In relocating your family from one province to another it is like playing dominos, one can’t fall before the other. It was an incredibly stressful time for timelines and finances and with Lorraine I knew her experience and her candor was exactly what we needed. I can’t imagine going through this time with anyone else! I am happy to give her my wholehearted endorsement.

My fiancé and I used Lorraine Beale from November 2007 to March 2008 to purchase our home in Cougar Ridge, Calgary. Previous to Lorraine I used 2 other real estate agents and found Lorraine to be by far the most professional and experienced.
Lorraine has a real passion for real estate and is evident in her knowledge about the markets and properties. There were numerous times when we wanted to look at a house because it looked “good” on MLS but Lorraine suggested otherwise due to location, history of home, builder, neighbourhood etc. She is not eager to make a quick sale to collect her commission. She only recommends properties that are a good investment & exceptional value.
Another thing that really impressed me about Lorraine is her keen eye for details. Immediately after entering a house she dissects and analyzes it: starting from the layout, finishing, colors, smell, quality of craftsmanship, location, neighbours, etc. Nothing is missed. Don’t get me wrong she is not negative; you have to be critical with any property you buy. You must know what you can and cannot work with. Changing the carpet and color of a house is easy but changing the floor layout or ceiling heights is much more difficult. Lorraine analyses this and tells you what could and could not work and weather the additional work would be worthwhile and then incorporates these comments into an offer price.

We were lucky to meet Lorraine by chance when we walked into an open house she was hosting. We were so impressed with her obvious professionalism, energy and friendliness that we set up an appointment with her for the next day.
Lorraine really stood out in comparison to the other Realtors we had interviewed - she knew that the timing was perfect for us in the market at that point and persuaded us to strike while the iron was hot. Other Realtors could have missed the market. With her help we found and bought a great home in our ideal location (under list price) within a few days. At the same time, Lorraine helped us to stage our previous home to maximize the impact on potential buyers - through the MLS listing and in person. Lorraine even loaned us some of her accessories and furniture! We were so well prepared that when we listed our home on the Friday night, we had over twenty viewings at our open house the very next day, and received five competitive offers that night. We accepted the best offer (above list price) and signed the contract less than twenty-four hours after the listing went live - you can't get very much faster than that!
The offer we accepted was actually presented by Lorraine. The buyers’ own REALTOR® was unavailable, so Lorraine stepped in to help them prepare and present their offer. We had absolutely no problem with this dual-agency situation as we had discussed this possibility thoroughly beforehand. Lorraine's excellent service also continued until after the deal was closed. Her expertise and advice was invaluable when there was an accident at the old property on the day of the move. Her advice helped to ensure the deal went through smoothly, and she also helped guide us through resolving the accident situation with the new owners.

Hi Lorraine here is a list of what I felt you did for me over and above you are totally unbelievable.. since you did so much I probably missed something.
Extremely efficient and fast moving,-
Straight forward advice as far as changes to the home to make it sell faster and for more money. I had no idea my cluttered home could show like a show home after you were done fixing it up.
Which leads to the most unbelievable realtor I have ever seen in action. You actually helped doing a lot of the work ( painting, bringing some things of your own plants etc. to make my own place look better). Tearing down and altering my covered in patio and completely painting it.
You completely restored my landscaping, which had been ignored....unfortunately. It was a long hot day, but you were there helping me.
We had to sell our home due to marriage break up and there was a lot of tension and personal conflicts going on ( including some legal problems). You managed the whole situation wonderfully.
There might not even have been a sell of our house if it wasn't for you, since no one else would have had the capability to deal with my X. You even called him and had to justify yourself and deal with a difficult angry man. You were professional and treat us both equally.
You have a very good report with other realtors involved which made the whole deal so smooth and effortless.
Further ...I did buy a house privately, and there was nothing in it for you, but you were still there to assist me and support my interests in that deal. You obviously looked out for my interests, called the owner and made sure it was all legal and then even called her when this was sold to make sure it was all co-ordinated properly. Even did a walk through with me at my new house)....and helped me move.
